Luxury Fractional Guide has been at the forefront of luxury vacation home co-ownership for more than two decades.
In the early 2000s, families and friends wanted to share second homes, but lacked proven frameworks for governance, usage, and long-term harmony. Beginning in 2005, we helped shape early shared ownership models that emphasized clarity, fairness, and durable relationships.
The 2008 real estate crisis revealed, with force, what worked — and what failed — in shared ownership structures. Those lessons informed a more disciplined approach centered on single-home LLC ownership, clearly defined operating agreements, transparent financial responsibilities, fair usage systems, and predetermined exit paths.
Over the following 15 years, these principles were refined and widely adopted across the luxury second-home market. Today, they form the backbone of modern co-ownership structures used throughout the industry.
