Does Co-Ownership Really Work?

Case Study

Five Friends. One Beach Home. Nearly Six Years Later.

A real-life co-ownership model designed and lived by the owner of Luxury Fractional Guide.

In 2021, Karla Jones, owner of Luxury Fractional Guide, joined four friends to purchase this beach home on Florida’s Emerald Coast and helped create a simple co-ownership structure designed for long-term success.

Six years later, the ownership continues to operate seamlessly. The group entered Year 6 in April 2026 with the same clarity, trust, and smooth operations that defined the very first year.

This case study shows what thoughtful, well-structured co-ownership can achieve, and why this model is increasingly popular among luxury second-home buyers.

The Dream & the Group

Why 30A

Karla first fell in love with 30A in 2008 and later spent six months living there while searching for a permanent home. Although she ultimately chose to keep Colorado as her primary residence, she remained committed to owning a place in 30A, a destination that felt both grounding and inspiring.

How the Idea Formed

The purchase occurred during the red-hot 2021 market. The home was appreciating while it was under contract. Instead of backing out, Karla saw a better opportunity: Let’s turn this home into a co-ownership model using five equal 1/5th shares.

She called two close friends who had visited her in 30A. After a virtual tour and a walk-through of the proposed ownership model, they immediately said yes. Two more invitations followed, and within days, the group was complete.

Why Five Partners

The 1/5th model hits the sweet spot, enough partners to meaningfully share costs, but few enough to keep scheduling simple and decision-making efficient. It is also a well-established fractional model used in many successful co-ownerships that Karla had created in the past.

The Financial Model

  • Purchase price: $1,125,000
  • Owners: Five equal 1/5th shareholders (with one later splitting their share)
  • Rental strategy: Eight designated peak-season rental weeks (June 1u2013Aug 1)
  • Projected net rental income: ~$25,000 annually
  • Net cost:
    • 1/5th owner: ~$6,720/year ($560/month)
    • 1/10th owner: ~$3,360/year ($280/month)

The rental income significantly offsets ownership costs, making the financial experience both predictable and sustainable.

The Ownership Structure

The property was purchased through an LLC created specifically for the group. Key steps included:

  • LLC Creation and Filing
  • Drafting a detailed
  • Operating Agreement
  • Defining voting rules (supermajority vs. unanimous)
  • Assigning a Managing Member
  • Setting Up a Bank Account
  • Establishing a clear exit strategy

A Real-Life Test of Flexibility

During the early years, one owner’s life circumstances changed. Their 1/5th share was divided into two 1/10th interests due to a life partner’s death, the surviving partner sold half of the 1/5th share to a sister of an existing co-owner.

The transition was handled smoothly within the LLC framework, demonstrating one of the greatest strengths of well-structured co-ownership:

Continuity, clarity, and the ability to adapt when life changes.

Term & Exit Strategy

The group originally agreed to a 5-year term ending in 2026. They later voted unanimously to extend the LLC to 8 years (through March 2029), with another vote scheduled at that time to either sell or extend again.

The Usage Protocol

Each owner receives generous, predictable access:

  • 1/5th owners: 8 weeks per year
  • 1/10th owners: 4 weeks per year
  • Unused weeks: may be placed into the rental pool

And the home uses a proven rotating Priority Reservation Protocol, ensuring fairness year after year:

  • Owners are assigned positions 1 – 5
  • Round 1 selects in order (#1 – #5)
  • Round 2 selects in reverse order (#5 – #1)
  • The rotation shifts each year, so all owners eventually experience every position

This system eliminates competition and resentment and gives everyone something to look forward to annually.

Operations & Maintenance

A comprehensive budget was created to ensure fair and transparent cost-sharing, including:

  • HOA fees
  • Property insurance
  • Legal + accounting
  • Property taxes
  • Utilities + WiFi
  • Home supplies
  • Property management
  • Maintenance & repairs
  • Golf cart + insurance
  • Bike rentals
  • Bank fees

Decision-Making

  • Most repairs and upgrades are handled via email
  • Larger decisions occur on Zoom (typically 1-2 times per year)
  • The group uses supermajority voting for operational decisions
  • Results are consistently unanimous because expectations were set clearly up front

Communication & Culture

Communication is light, friendly, and efficient. Group calls are enjoyable check-ins rather than conflict resolution sessions.

Conflict Prevention

In six years, the group has not experienced a single significant conflict.

Why?

  • Aligned personalities
  • A well-designed structure
  • Transparent financials
  • A reservation system that eliminates ambiguity
  • Decisions documented in writing
  • Clear rules around usage, pets, rental philosophy, and expectations

This is co-ownership at its best. Shared responsibility, shared enjoyment, zero drama.

Key Reasons This Co-Ownership Model Continues to Thrive

The group communicates easily and respectfully. Most decisions are handled through quick email exchanges, and the occasional video call is a friendly check in rather than a problem solving session.

Remarkable Stability

In six years, the group has not experienced a meaningful conflict. Clear expectations, transparent financials, and written guidelines for usage, pets, and rental philosophy create a structure that removes ambiguity and protects relationships.

Effortless Decision Making

Even when faced with rising insurance costs, unexpected repairs, or the need to replace household items, the group consistently reaches decisions without strain. Most votes are unanimous because the framework supports fairness from the start.

Financial Confidence

Sharing both routine and unexpected expenses across five partners creates stability and relief. The model significantly lowers the financial pressure associated with traditional second home ownership while improving overall enjoyment.

Aligned Expectations and Shared Pride

Every partner understands the ownership structure and embraces it. The home is used more often than a typical second home yet is cared for at an impressive standard because each partner takes pride in maintaining it well.
