Red Stag Lodge sells fractional ownerships
The lower-Deer Valley 11-unit boutique hotel to host open houses for the public

01/29/2008 – Summerset Corporation Developer Harrison Horn has a passion for Europe. Four years ago, the Provo developer who built the Comstock and Chaparral condominiums at lower Deer Valley used some property set aside from Comstock to create a small, 11-unit boutique hotel stocked with European furniture and décor for his family to enjoy, called the Red Stag Lodge.

Now, Horn wants to sell his 11 units for 88 fractional ownerships to other families. In February and March, the Red Stag Lodge will host open houses for the public to view the amenities of the lodge and engage in activities, including several murder mystery dinners, casino nights and game nights. These events are free and open to the public to view the property.

“He wanted a place that felt like Europe,” said Red Stag marketing director Tyler Bennett of Horn’s Red Stag Lodge. “Because we are so small, the opportunities to share and trade are open.”

Red Stag Lodge has been operated as a hotel during the past several years. The lodge features a full concierge service, a front house and housekeeping staff, and creates an exclusive atmosphere for guests.

“It has the typical amenities of a hotel, like Comstock next door, but it’s up to you if you want to use them,” Bennett said. “We have a high-quality management.”

Bennett said the Red Stag Lodge offers all the services of a luxurious hotel, including storage for extra furniture, ski gear or other items owners wish to leave behind after they vacation in Park City.

“It creates opportunities to customize what owners want to have,” Bennett said. “They can make [certain] requests. They can make a shopping list, and we’ll stock their kitchen for them.”

The five-floor Red Stag Lodge has more than 20,000 square feet of common area and amenities. There is a one-bedroom, two-bathroom unit, nine two-bedroom, three-bathroom units and one penthouse with three bedrooms. There is also a 14-car garage beneath the lodge.

The lodge features an indoor lap pool, hot tub, steam room and sauna. The units have private hot tubs on the decks. There is an in-home movie theater and game room with three large flat-screen TVs and video games, including Guitar Hero, XBox and the Wii.

The lodge features travertine floors and pine wood walls, with furniture imported primarily from France.

“It is a rustic, European lodge,” Bennett said.

Red Stag also recently created a partnership with Hotel Park City, and Red Stag owners have access to all of Hotel Park City’s amenities, including the hotel’s spa, health club, pool, the golf course and transportation services.

Fractional ownerships start at $229,000 per share, and increase about seven percent as more shares are sold, Bennett explained. Each owner would have four weeks of reserved time, and two weeks of floating time.

“[Red Stag Lodge] was built for the family to enjoy,” Bennett said. “That was our goal.”

Red Stag Lodge will host its open houses starting Feb. 2 with a murder mystery dinner. There will be two more murder mystery dinners on Feb. 16, March 1 and March 8, as well as two casino nights on Feb. 7 and 21. At these events, visitors can tour the amenities and learn more about fractional ownership opportunities.
