How is Luxury Fractional Guide different from companies like Pacaso or Ember?
Luxury Fractional Guide does not sponsor or operate co-ownership LLCs. We are an independent advisory firm that helps buyers, homeowners, and real estate professionals understand and create their own co-ownership structures. Companies like Pacaso and Ember form and manage their own LLCs and control ongoing operations. We do not manage money or act as the managing member. Our role is to educate, guide, and structure ownership based on your preferences.
What does Luxury Fractional Guide actually do in the co-ownership process?
We help you form a co-ownership group and handle the complex steps up front, including legal agreements, fractional share pricing, establishing house rules, creating fair usage schedules, building the annual budget, and aligning expectations. After the group purchases a home, we can also be hired to support ongoing operations such as property maintenance schedules, concierge coordination, financial tracking, dispute resolution, and owner communication.
What is the difference between a timeshare and true co-ownership?
Timeshares sell the right to use a property for specific weeks and typically involve many owners in a resort-style setting. You do not own the real estate. Co-ownership (fractional ownership) means owning a deeded or LLC share of a single property, with equity, decision-making power, and greater flexibility. Timeshare is about access. Co-ownership is about actual property ownership. Luxury Fractional Guide does not assist with timeshares.
How many co-owners are typically involved in a fractional arrangement?
Most fractional homes are divided into shares such as 1/12th, 1/10th, 1/8th, or 1/5th ownership. Each share represents a portion of the purchase price and a proportional amount of annual expenses. The size of the share also determines how many weeks you enjoy the home each year. In many destinations, owners can rent unused weeks (when allowed by local regulations) to help offset expenses.
How do I exit a co-ownership or fractional arrangement?
Ideally the ownership group establishes a written exit strategy at the beginning. If a clear plan exists, reselling your share is straightforward. If not, you can still sell your fractional share through a local real estate agent. Many groups also agree to a fixed term. At the end of that term, the home is sold as a whole property and each owner receives their percentage of the net proceeds.
